Our first visit to the property was in November of 2019. The home had been listed for sale by owner for over a year and had recently dropped the price from $108,500 to $85,000. After a brief conversation with the owner, we drove the 2 hours to go meet the owner and look at the property.
Upon first walk through, we found a tired house that was well kept. It appeared the owner did the best possible given their current situation. It had some major issues that would require some serious work or capital to rectify. It also had some great bones and had the potential to become a great property. It also had one thing that I was very concerned about – an underground fuel storage tank. I’ve heard enough horror stories to know that I needed to tread lightly.
After meeting with the owner for a few hours, we submitted an offer much lower than their asking price but a fair price when you look at how much work it would take to get it back to shape of similar comps in the area. They did not accept our offer. Over the next few weeks, I followed up regularly with them.
